Checklist: How to Prepare Your Home For Real Estate Photography

Prepping your home for a real estate photography shoot can feel overwhelming. Some people get stressed out the day the photographer arrives, it can feel like the most stressful part of selling your home. The entire home needs to look perfect for the in-depth photos that are going to be taken. It’s a lot of pressure.

Being a photographer, it’s more common than you’d think for us to show up for our appointment while the sellers are quickly trying to add the finishing touches to be ready for the shoot.

Real estate agents are always working so hard to try to help our clients get the home to the point of sale without too much chaos. Checklists and coaching visits from professional staging companies help make the homes look fantastic in time for the photos.

The quality of your home’s marketing is going to dramatically increase a potential buyer’s opinion of your home in conjunction with its sale price. Having the best photography and videography to aid in this process is paramount. This is the reason real estate marketing has shifted so drastically over the past few years.

The following is an excerpt from greatcoloradohomes, “One of the most important things to know about your professional real estate photographer/videographer is that they are indeed artists. They can make your home look amazing with their skill sets. When your real estate photographer shows up, they will walk the house and spend some time searching out the most important aspects to highlight potential buyers. Seasoned professionals have developed a unique ability to identify the home’s pros and cons. They know how to showcase the property’s best attributes. Their experience and trade tools allow them to manipulate light and space to make your home look as big and bright as possible.”

They continue: “since your photographer/videographer is an artist, you will get significantly more out of their services if your house is entirely ready when they arrive. Artists can get distracted if they have to rearrange and tidy rooms before a shoot. After all, that’s not part of their job description. You want their attention to be focused on a bright and clean home, not on the work it takes to get the house to that point. They’re often on a tight schedule, and time spent doing your job is time they can’t spend doing theirs.”

The overall goal is to make the house look inviting and lived in, but not necessarily personally customized. Some nice decorations go a long way, and keeping a consistent and neutral theme throughout the house is a bonus. You want to make anyone that’s looking at the pictures/video of the property feel like they can see themselves in the home, and not have anything in the pictures that give off the feeling of “too customized”.

A Few Extra Notes to Keep in Mind

Be Prepared for Potential Rescheduling

A good photographer works around the weather, since its impact is so substantial on the final product for marketing. If it’s too windy, or raining, flying a drone is impossible. Make sure to have your agent call to reschedule your shoot if the weather ends up taking a turn for the worse. If the photographer ends up thinking they should wait, you should definitely trust them that it’s for the best.

Be Prepared to Leave the House for a Few Hours

For our 3D Tours using Matterport, we scan every part of the home. If there are pets or children running through the home during a shoot, they are likely to end up in the 3D tour. Not good for the final product.

Plan to leave the home and give your photographer an empty space to work within. Please don’t distract them. Even going from room to room to stay out of the way, it’s still distracting. To get the most out of the process, leave it unoccupied.

Make Sure to Leave Lock-Up Instructions for your Photographer

This is important. You don’t want to leave your house unlocked for people to come wandering in. Leave some instructions for your photographer to lock up the house when they leave.

Summary

The marketing of your home is the most vital part of the home-selling process. Make sure to prepare correctly to get the most out of your photographer. Completing the items in this checklist ensures your home is ready prior to the real estate photographer arriving. This lets you get the most out of their time and skills.
